What is PMI?

Private Mortgage Insurance is required when your down payment is less than 20%. It protects the lender — not you. It adds $50–$200/month to your payment but can be cancelled once you reach 20% equity. Ask every lender about PMI removal timelines.

Understanding Interest Rates

A 1% rate difference on a $300K mortgage = ~$180/month more or less. Shop at least 3 lenders before committing. Your credit score is the biggest factor — even a 20-point improvement can save you thousands over the life of your loan.

How Much to Save First

Beyond your down payment, budget 2–5% of the home price for closing costs, 1% annually for maintenance, and 3–6 months of mortgage payments in an emergency fund. Never drain your savings completely to close on a home.

First-Time Buyer Programs

FHA loans require as little as 3.5% down. Many states have down payment assistance grants. VA loans offer 0% down for veterans. USDA loans offer 0% down in rural areas. Always ask your lender: "What programs do I qualify for?"
